We build high-end custom homes across North York, Willowdale, Markham, and Toronto’s established neighbourhoods. Demolition, architectural design, permits, construction, and finishing are handled by one team on one contract, and our builds have run from ten to fifteen months on site.

A custom home is the largest commitment we ask of a client, and the one where schedule discipline matters most. Inspections gate the next stage of work, and the next stage of work gates your financing — so a schedule that slips is not an inconvenience, it is a cost.

Land & feasibility
What the lot will actually allow you to build

Before drawings begin we check zoning, setbacks, height limits, lot coverage, and servicing — and whether the house you have in mind needs a variance. If you are still choosing between properties, we can look at them with you. Finding out what a lot cannot support is far cheaper now than after you own it.

Design & permits
The longest stage, and the one that sets the budget

Concept, layouts, elevations, and construction drawings, then the permit application and any committee submission. Because we will build what we draw, the budget is tested against the design as it develops — choices that would blow the number get flagged while they are still on paper and cheap to change.

Where the schedule and your financing are linked

Demolition, excavation, foundation, framing, services, envelope, then finishing. Each stage has to pass inspection before the next begins, and construction draws release against those stages — so we schedule to the inspection dates and keep the site ready for them. Selections are made with you throughout.

Handover & after
Occupancy, the walk-through, and the first year

Final inspections and occupancy, then a full walk-through where every item on the list is recorded and closed out. You receive documentation, manuals, and warranty paperwork. A new house settles in its first year, and we expect to hear from you during it.

On a custom build the sequence is not flexible. Each stage has to pass inspection before the next begins, and construction draws release against those stages. We schedule to the inspection dates, book long-lead materials against them, and keep the site ready — because a week lost at framing is a week lost at every stage after it.

The budget

The number we quote is the number you pay

Some builders price low to win the work and recover it through change orders once you are committed — which is how a two-year build ends up well over budget, and how it ends in lawyers’ letters. We price accurately at the start instead. In over twenty projects, we have never had a dispute reach a lawsuit.

Perfection lies in the details, most of them hidden

From structural precision to bespoke finishes, each stage reflects an uncompromising dedication to craftsmanship. Framing squared, services routed with the finished ceiling already drawn, substrates prepared as though they will be inspected. The finishes only look effortless because the work behind them was not.

warranty

Every home we build carries Ontario's statutory new home warranty.

As a builder registered with the Home Construction Regulatory Authority and enrolled with Tarion, the homes we build are covered by Ontario’s 1-2-7 warranty: one year on workmanship and materials, two years on major systems and water penetration, and seven years on major structural defects.
