The street

Building at scale on an Annex lot with no room to spare.

The Annex is dense, mature, and closely watched — narrow lots, neighbours a few feet away, and streets where deliveries have to be timed rather than assumed. Ten months on a scope this size left no slack in the schedule, so sequencing and site logistics were planned as carefully as the house itself.

The finish

At this level of specification, long-lead materials decide the programme. Millwork, stone, and fixtures were ordered against the construction schedule from the outset, so finishing never waited on a delivery.

Projects of this value usually run longer, and rarely on a lot this constrained. Holding the schedule came down to planning the logistics with the same rigour as the drawings — access, deliveries, and trade sequencing all resolved before the first wall went up.
